Become a Real Estate Agent

To become a registered Real Estate Agent with the Real Estate Council of Ontario you must complete The Salesperson Registration Education Program.

Step 1: Pre-Registration Segment

The only requirements to enroll to become a real estate agent are the following:

  • Ontario Secondary School Diploma or Equivalent
  • OR
  • Be at least 18 years of age or older & receive 50% minimum on an admission test specifically developed by

After completing the admission requirements you can begin the pre-registration segment.

Pre-registration Segment

The Salesperson Registration Education Program

In the Pre-registration Segment you will complete the courses required to become eligible to apply to the Real Estate Council of Ontario (RECO) for your initial registration as a salesperson. You have 18 months from the start of the first course to complete this segment.

The courses must be completed in order, as follows:

1. Real Estate as a Professional Career

  • Fee $440 (including learning package)

  • Course Highlights: This course will provide a general overview of the real estate profession and how it interacts with other elements of our society.
  • The student will be provided with: 
    • an overview of how the real estate profession works and what skills will be required 
    • the importance of economics, demographics and geography on real estate values
    • consumer buying habits and marketing methods
    • a basic overview of mathematics

2. Land, Structures and Real Estate Trading

This course examines detailed statutory requirements, accepted trading practices, and technical requirements concerning representation relationships.

  • Prerequisite: Successful completion of Real Estate as a Professional Career (1st course)
  • Course Highlights: This course will provide a general overview of:
    • How land and property is registered
    • How ownership occurs
    • Municipal planning and land use regulations
    • Key elements in the construction of homes and buildings
    • Process of determining the value of a property
    • Process of trading in real estate
    • Real Estate and Business Brokers Act, 2002
    • Representation and agency relationships

3. The Real Estate Transaction - General 

plus either: The Residential Real Estate Transaction or The Commercial Real Estate Transaction

These courses will provide a detailed overview of the real estate transaction, from listing agreement through to the final sale. Students in the Pre-registration Segment of the program must complete The Real Estate Transaction–General and either The Residential Real Estate Transaction or The Commercial Real Estate Transaction. The remaining course must be taken during the Articling Segment.

The e-Learning and Correspondence study methods are available for The Real Estate Transaction–General only. The e-Learning/Correspondence portions are followed by 40 hours of Classroom study. Students may also select an 80-hour class that includes both the Real Estate Transaction–General and The Residential Real Estate Transaction or The Commercial Real Estate Transaction.


Step 2: Registration with RECO

The Salesperson Registration Education Program

In order to legally trade real estate in Ontario, you must obtain registration with the Real Estate Council of Ontario (RECO), the profession’s regulatory body.

Registration Requirements

To become registered as a Salesperson with the Real Estate Council of Ontario (RECO), you must:

You may begin trading in real estate upon obtaining Salesperson registration with RECO.

Registration Renewal

You must renew your registration every two years.

To renew your registration as a Salesperson with RECO, you must successfully complete the Articling Segment of The Salesperson Registration Education Program within 24 months of the start date of your initial registration with RECO.

Maintaining Your Registration

Following completion of your first registration cycle (Articling Segment courses), you must complete the continuing education requirements in every two-year cycle thereafter to maintain your real estate registration, including the RECO Real Estate Update Course (Residential or Commercial). The continuing education requirements apply to all registered real estate brokers and salespersons.


Step 3: Articling Segment

The Salesperson Registration Education Program

You have 24 months from the date of initial registration with RECO to complete this segment.

Once a new graduate registers with RECO as a Salesperson, the two-year Articling Segment begins. During this stage, three additional courses must be completed prior to renewal of Salesperson registration: two Mandatory courses plus one Elective course.

Mandatory courses

The Residential Real Estate Transaction or The Commercial Real Estate Transaction

Students will have completed The Real Estate Transaction-General plus one of either The Residential Real Estate Transaction or The Commercial Real Estate Transaction. Stcourse not completed in the Pre-registration Segment. Students must now complete the remaining course as part of the mandatory Articling Segment.

Real Property Law

Real Property Law provides students with a clear understanding of legal issues concerning property ownership and in-depth knowledge of a number of legislative acts.

Elective courses (select one)

Principles of Appraisal

Principles of Appraisal provides an understanding of valuation theory and is designed to develop registrants’ ability to evaluate property in the course of trading activities.

Principles of Mortgage Financing

Principles of Mortgage Financing explores the mortgage market and provides hands-on exposure to forms, applications and mortgage calculations.

Principles of Property Management

Principles of Property Management provides students with a comprehension of issues and day to day responsibilities faced by property managers.

Real Estate Investment Analysis

Real Estate Investment Analysis provides students with an understanding of the increasingly sophisticated demands of commercial real estate clients and investors, who demand complex calculations for investment comparisons and valuations. During the course, students are exposed to analytical methodology of comparing cash flows and returns in order to determine the present value of future benefits.
